Box 106, Albion, NE 68620 <br />WARRANTY DEED <br />KNOW ALL MEN BY THESE PRESENTS: <br />THAT, Black Hills Nebraska Gas, LLC, formerly SourceGas Distribution, LLC, a <br />Delaware limited liability company, herein called the Grantor, in consideration of One <br />Dollar ($1.00) and other valuable consideration received from Grantees, does hereby <br />grant, bargain, sell, convey and confirm unto Ryan J. Gannon and Shanna M. Gannon, <br />husband and wife, as joint tenants with right of survivorship and not as tenants in <br />common, herein called the Grantees, the real property described as follows: <br />Lots 4, 5, 6, 7, 8, 9, 10, 11 and 12, Block 4, Clark's Addition to the Village of <br />Wood River, Hall County, Nebraska, and the N% of vacated Seventh Street <br />located adjacent to the South of said lots; <br />Lots 1, 2 and 3, Block 6, Clark's Addition to the Village of Wood River, Hall <br />County, Nebraska, and the SY2 of vacated Seventh Street located adjacent to the <br />North of said lots; and <br />The Easterly 2 feet of Dodd Street right-of-way adjacent to Blocks 4 and 6, <br />Clark's Addition and adjacent to vacated Seventh Street, located in the City of <br />Wood River, Hall County, Nebraska <br />To have and to hold the above described premises together with all tenements, <br />hereditaments and appurtenances thereto belonging unto the Grantees and to <br />Grantees' heirs and assigns forever. <br />And the Grantor does hereby covenant with the Grantees and with Grantees' <br />heirs and assigns that Grantor is lawfully seized of said premises; that they are free <br />from, encumbrance except subject to existing easements and restrictions of record; that <br />Grantor has good right and lawful authority to convey the same; and that Grantor <br />warrants and will defend the title to said premises against the lawful claims of all <br />persons whomsoever. <br />
