Clausen, convey to Grantee, the following <br />described real estate (as defined in Neb. Rev. Stat. §76-201): <br />A tract of land comprising a part of the West Half of the Northeast Quarter (W1/2 NE1/4) and the West Half of the <br />Southeast Quarter (W1/2 SE1/4) of Section One (1), Township Ten (10) North, Range Ten (10) West of the 6th <br />P.M., Hall County, Nebraska, more particularly described as follows: <br />Beginning at the Southwest corner of the Southeast Quarter of said Section One (1); thence running easterly <br />along the south line of said Section One (1), on a bearing N 86°4926" E, a distance of 535.95 feet to the Actual <br />point of beginning; thence N 03°10'36" W, a distance of 164.17 feet; thence N 42°39'30" Won the chord of a <br />curve to the right with a radius of 1311.54 feet, a distance of 750.96 feet; thence S 88°48'42" W, a distance of <br />32.59 feet; thence N 01°11'18" W, a distance of 1895.02 feet; thence N 69°07'11" E, a distance of 1475.91 feet; <br />thence S 00°39'08" E, a distance of 3090.33 feet; thence S 86°48'26" W, a distance of 825.56 feet to the Actual <br />point of beginning. <br />GRANTOR covenants with GRANTEE that GRANTOR: <br />(1) is lawfully seized of such real estate and that it is free from encumbrances and defects except <br />for easements and restrictions of record; <br />(2) has legal power and lawful authority to convey the same; and <br />(3) warrants and will defend title to the real estate against the lawful claims o, all persons. <br />Executed this 30 day of August, 2022. <br />STATE OF NEBRASKA <br />) ss. <br />County of HALL <br />enneth L.
