<br />Thompson, acting in her own right as GRANTOR pursuant to Antenuptial Agreement dated
<br />March 10, 1999, between herself and Lloyd Windfield, her husband, in consideration of ONE
<br />DOLLAR AND OTHER VALUABLE CONSIDERATION, conveys to JAMES G.
<br />THOMPSON, GRANTEE, the following described real estate (as defined in Neb. Rev. Stat.

<br />An undivided one - twelfth (1 / 12) interest in and to:
<br />The South Half of the Southeast Quarter (S 1 /2SE 1/4) of Section Twenty-five
<br />(25), Township Eleven (11) North, Range Twelve (12), West of the Sixth
<br />P.M., excepting therefrom tracts of land conveyed to the State of Nebraska
<br />for highway right -of -way purposes by Deeds recorded in Book 78, Page 254,
<br />in Book 120, Page 281, and in Book 150, Page 366; and further excepting
<br />therefrom a tract of land on which buildings are situated more particularly
<br />described as follows:
<br />Lot One (1), Thompson Subdivision, Hall County, Nebraska
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, restrictions of record and public road right -of -way;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
