<br /> � 18. Co�enants. Borrower eovenants that Borrawer is

<br /> 19. Esoror� for Taxes. Premiums, Assessments. HorroWer
<br /> shall pay all taxes when due. Borrower shall maintain liability
<br /> and comprehens3ve insuranoe in effect, covering both the Borrower
<br /> and the Lender. If Borrower fails to pay the taxes or to procure
<br /> insurance, then, upon the election of the Lender, for Che purpose
<br /> ; of providing a fund for the payme�t of taxes, special assessmenta
<br /> and insuranee premiums, BorroWer shall deposit With Lender, on
<br /> the dates that payments are due on the Note, an amount equal to
<br /> ' Che taxe�, assessments, ground rents on the property, a�d hazard
<br /> and mortgage insurance pr�miums n�xt due (a11 as estimated by the
<br /> Lender, less amounts already deposited therefor) divided by the
<br /> � number of payments an the Note that will become due prior to the
<br /> date when sueh taxes, assesament and insurance premiums wi21
<br /> beco�e due and payable. Said funds will be held by the Lender in
<br /> a non-interest bearing account for the purposes set forth above.
<br /> If the amounts of these deposits ar� not sufficient to pay t�xes, .
<br /> assessments and insu�ance premiums as they become due, then ; :
<br /> Horrower shall upon request, pay Lender the amount necessary to � � -

<br /> - -: 20. Charges; Liens. Borrower shall pay all taxes, --
<br /> ' asses�ments and other charges, fines and impositions attributable �-
<br /> ; to the property whieh may attain a priority over this Trust Deed,
<br /> and leasehold payments or ground rents, if any, in the manner -
<br /> prov�ded for herein or, if not paid in such manner, by Borrower `
<br /> making payment, when due, directly to the payee thereof. -
<br /> Borrower should promptly furnish to Lender all notices of ampunts
<br /> due under this paragraph, and in the event Borrower should make
<br /> payments directly, Borrower shall promptly furnish to Lender �
<br /> receipts evidencing such payments. �
<br /> ', 21 . Additional Costs. If Lender, either voluntacily or
<br /> involuntarily, becomes a party to any suit or legal proceeding ,.�„-
<br /> , relati�g to the Property, Note or this Trust Deed, then Borrower ��=�
<br /> will reimbu�se the Lender for all costs and reasonable attorney ` _

<br /> 22. BorroWer Not Released. Extension of the time for
<br /> payment or modi ieation of amartization of sum secured by this
<br /> Trust Deed granted by Lender to any successor in interest of
<br /> � Borrower shall not operate to release, in any manner, the
<br /> liability of the original Borrower and Borrower� s successors in
<br /> interest. Lender shall not be required to commence proceedings
<br /> against such successor or refuse to extend time for payment or
<br /> otherwise modify amortfzation of the sum secured by this Trust
<br /> Deed by reason of any demand made by the original Borrower and
<br /> Borrower�s successor in interest. ; `-�

<br /> 23. Forbearance by Lender Not A Waiver. Any forbearance !
<br /> by Lender in exercising any right or remedy hereunder, or '
<br /> otheraise afforded by applicable law, shall not be a waiver of or
<br /> preclude the exercise of any such right or remedy. Tns
<br /> L procurement of insurance or the payment of taxes or other liena
<br /> or charges by the Lender shall. not be a waiver of Lender� s right
