<br />the 6th P.M., Hall County, Nebraska, said tract being
<br />more particularly described as follows: With reference
<br />to the Northwest corner of said NW1 /4; thence running on
<br />an assumed bearing of N 900 00' 00" E on the North line
<br />of said NW1 /4 for a distance of 1123.50 feet to the
<br />actual point of beginning; thence continuing N 900 00'
<br />00" E for 222.50 feet; thence S 000 41' 19" W for 248.30
<br />feet; thence S 880 53' 52" E for 50.86 feet; thence S 000
<br />27' 21" W for 170.31 feet; thence N 890 08' 58" W for
<br />138.39 feet; thence N 000 03' 48" W for 151.45 feet;
<br />thence N 890 11' 24" W for 66.05 feet; thence N 520 44'
<br />06" W for 82.51 feet; thence N 000 19' 43" E for 215.16
<br />feet to the point of beginning; said tract containing
<br />1.821 acres more or less, the Northerly 33.00 feet
<br />thereof being Hall County road right -of -way,
<br />subject to easements, reservations, covenants and restrictions of
<br />record, and further subject to the following:
<br />The life estate granted to MONIQUE ANN HENDERSON NELSON
<br />for and during her lifetime, subject to the following
<br />restrictions required of said life tenant:
<br />A. Life tenant shall pay all real and personal
<br />property taxes assessed against said real
<br />property and improvements thereon, as well as
<br />paying for any repairs or improvements life
<br />tenant desires on said improvements. Life
<br />tenant shall not sell, mortgage, encumber, or
<br />in any manner alienate said property. In the
<br />event life tenants fails to occupy the real
<br />property as her principal residence, the life
<br />estate shall immediately terminate.
<br />B. Life tenant is permitted to remove her tailer
<br />and other personal property from the real
<br />property at any time and upon such happening,
<br />her life estate shall immediately cease.
<br />C. In the event life tenant fails to pay the real
<br />or personal property taxes assessed against
<br />the property for a period of three (3) years
<br />after the same become due and payable, then in
<br />such event the life estate shall immediately
<br />cease.
<br />D. Life tenant shall permit the center pivot that
<br />irrigates the adjacent cornfield to pass into
<br />the pasture and arena area as needed for
<br />irrigation purposes.
