RE-RECORDED 2 6 2 2 05526 <br />202203079_ <br />employees, a perpetual, nonexclusive easement, appurtenant to the Clausen Property <br />for the purpose of ingress and egress by automobile, other vehicle, or on foot, to and <br />from the Knuth Property, for the use and benefit of Knuth, their successors, assigns, <br />tenants, licensees, invitees and employees, over, upon and across those portions of <br />the Clausen Property described below: <br />An Easement on the land comprising a part of the West Half of the <br />Northeast Quarter (W1/2 NE1/) and the West Half of the Southeast <br />Quarter (W1/2 SE1/), of Section One (1), Township Ten (10) North, Range <br />Ten (10) West of the 6th P.M., Hall County, Nebraska, more particularly <br />described as follows: <br />Beginning at the Southwest corner of the Southeast Quarter of said <br />Section One (1); thence running Northerly, on a bearing N 01°11'18" W, <br />a distance of 745.32 feet to the Actual point of beginning; thence N <br />01°11'18" W, a distance of 1895.02 feet; thence N 69°07'11" E, a distance <br />of 21.24 feet; thence S 01°11'18" W*a distance of 1902.18 feet; thence <br />S 88°48'42" W, a distance of 20.00 feet to the Actual point of beginning. <br />*E <br />jjtv <br />Knuth hereby covenants and agrees with Clausen that Knuth will, from time <br />to time, and at all times after the date of this Easement, at Knuth's own cost and <br />expense, repair any damage to the Clausen Property in any way related to Knuth's <br />use of the easement described herein. <br />Clausen hereby covenants and agrees that Clausen is lawfully seized of the <br />Clausen Property and that Clausen has full right and lawful authority to grant the <br />easement conveyed herein; that Clausen will warrant and defend Knuth's title to said <br />easement against the lawful claims of all persons; and that Knuth shall and may <br />peaceably have, hold and enjoy the aforesaid easement. <br />This Easement shall bind and inure to Clausen's successors, assigns, tenants, <br />licensees, invitees and employees and to Knuth's successors, assigns, tenants, <br />licensees, invitees and employees and the covenants contained herein shall be <br />deemed to be and shall be continuing covenants running with the land. <br />IN WITNESS WHEREOF, Clausen and Knuth have executed this Easement <br />on the date indicated above. <br />A10 Z 4/Alt <br />-Kenneth L.
