Price and Amber J. Price, <br />husband and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable <br />consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and <br />confirm unto Ryan S. Beisel and Samantha J. Beisel, husband and wife, as joint tenants with right of <br />survivorship, and not as tenants in common, conveys to Grantee the following described real property in <br />Hall County, NE: <br />A tract of land comprising all of Lots Ten (10) and Eleven (11), Block One (1), Dodd and Marshall's <br />Addition to Wood River, Hall County, Nebraska, and a part of the Street Right -of -Way lying East <br />and adjacent to said Lots Ten (10) and Eleven (11), said part of the Street Right -of -Way being more <br />particularly described as follows: <br />Beginning at the Southeast corner of said Lot Eleven (11); thence N 00°00'00" E (Assumed Bearing) <br />along and upon the Easterly line of said Lots Eleven (11) and Ten (10), a distance of One Hundred <br />Fifty (150) feet to the Northeast corner of said Lot Ten (10); thence S 88°16'51" E, along and upon <br />the Easterly prolongation of the Northerly line of said Lot Ten (10), a distance of Ten and <br />Ninety -Five Hundredths (10.95) feet; thence S 08°16'21" E, a distance of One Hundred Fifty -Two <br />and Fifteen Hundredths (152.15) feet to a point on the Easterly prolongation of the Southerly line <br />said Lot Eleven (11); thence N 88°17'11" W along and upon the Easterly prolongation of the <br />Southerly line of said Lot Eleven (11), a distance of Thirty -Three (33.0) feet to the point of <br />beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and <br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises <br />against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />Dated this MaiI `1 a,ag <br />
