<br />Hall County, Nebraska, more particularly described as follows: Commencing at a point on the
<br />South line of Charles Street, 417 feet East of the East line of Locust Street, in the City of Grand
<br />Island, Hall County, Nebraska, running thence East along and upon the South line of Charles
<br />Street for a distance of 54 feet, thence South at right angles for a distance 65 feet to the South line
<br />of said Lot 13, thence West on the South lAf Lot 13 of said County Subdivision for a distance of
<br />54 feet, thence North at right angles for a distance of 65 feet to the place of beginning.
<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, restrictions and covenants of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons.
