<br /> MARGARET E. KINKADE and RALPH E. KINKADE, wife and husband,
<br /> each in her and his own right and as spouse of the other, herein
<br /> called the Grantors, for and in consideration of the sum of TEN
<br /> AND NO/100 DOLLARS ($10.00) AND OTHER VALUABLE CONSIDERATION
<br /> received from Grantees, do grant, bargain, sell, convey and
<br /> confirm unto ALLAN E. MILLER and JOYCE E. MILLER, husband and
<br /> wife, as joint tenants with right of survivorship as to an
<br /> undivided one-half interest and LEROY MILLER as to an undivided
<br /> one-half interest, herein called the Grantees, the following-
<br /> described real estate situated in Hall County, Nebraska:

<br /> Hall County, Nebraska, except the following
<br /> described tract of land more particularly de-
<br /> scribed as follows, to-wit:

<br /> of Section Thirty-One (31) which is Six
<br /> Hundred and Eight (608.0) feet West of
<br /> the Northeast (NE) corner of the East I
<br /> Half of the Northwest Quarter of said
<br /> Section Thirty-One (31) , thence
<br /> continuing Westerly along and upon the
<br /> North line of said Section Thirty-One

<br /> Eighty-Nine Degrees and Twenty-Two

<br /> Hundred Thirty-One (431.0) feet to the
<br /> point of beginning and containing in all
<br /> 1.79 acres more or less of which 0. 14
<br /> acres more or less are presently occu-
<br /> pied by road right-of-way.
<br /> TO HAVE AND TO HOLD the premises above-described, together
<br /> with all the tenements, hereditaments and appurtenances thereunto
<br /> belonging, unto the said Grantees and to Grantees' heirs and
<br /> assigns forever. And Grantors hereby covenant with the said
<br /> Grantees and with Grantees ' heirs and assigns, that Grantors are
<br /> lawfully seized of said premises, that they are free from
<br /> encumbrance and that Grantors have good right and lawful
<br /> authority to sell the same; and Grantors hereby covenant to
<br /> warrant and defend the title to said premises against the lawful
<br /> claims of all persons whomsoever. And the said Grantors hereby
