JEFFRES, a single person, hereinafter referred to as "Seller", and <br />,/ ALVARO A. VILLATORO, and LILLIANA M. VILLATORO, husband and wife, <br />hereinafter referred to as "Buyer" whether one or more. <br />WITNESSETH: That the Seller hereby covenants and agrees that if the Buyer <br />shall first make the payments and perform the covenants, hereinafter mentioned, on his <br />part to be made and performed, the Seller will convey to the said Buyer, in fee simple, <br />clear of all encumbrances except for easements of record, a good and sufficient Warranty <br />Deed, the following piece and parcel of ground, to wit, real estate particularly known <br />Lot Six (6), Block Ten (10), Schimmer 's Addition to the City of Grand Island, <br />Hall County, Nebraska. <br />Buyer covenants and agrees to pay the amount of FIFTY FIVE THOUSAND <br />DOLLARS ($55,000.00) for said premises to the Seller. The purchase price shall be paid <br />in amounts as follows: <br />(a) THREE THOUSAND DOLLARS ($3,00.00) as a down payment. <br />(b) The remaining balance of FIFTY TWO THOUSAND DOLLARS ($52,000) <br />to be paid in monthly installments of $403.16 at a rate of seven percent (7.00%) interest <br />per annum. The first payment is due APRIL 15TH, 2014 with final payment to be made <br />on or before MARCH 15, 2034. All payments are payable to the Seller at his address of <br />280 Highway 281, St. Libory, Nebraska, 68872; or at such place as the seller may <br />designate in writing. Late payments received on or after the 25th day of each month shall <br />bear a late charge of $10.00 per day until payment is made. It is further agreed by and <br />between the parties hereto as follows: <br />(2) REAL ESTATE TAXES: <br />Seller shall pay all 2013 taxes, payable in 2014, and 2014 taxes, payable in 2015 <br />prorated to date of possession. Taxes from date of possession shall be escrowed in the <br />amount of $87.07 per month. <br />The Buyer shall be notified of the amount of taxes due and payable for each year, and <br />the same shall be paid by the "Buyer". <br />
