<br />EXCEPTING a certain tract more particularly described in Book 81, Page 249; and EXCEPTING a
<br />certain tract more particularly described as follows: The South 73.5 acres of the Southwest Quarter,
<br />and the West Half of the Southeast Quarter (W1/2SE1/4) in Section 31, Township 12 North, Range
<br />10 West of the 6th P.M., Hall County, Nebraska, said 73.5 acres being a rectangular tract with the
<br />South line of said Southwest Quarter (SW1/4) and said West half said Southeast Quarter
<br />(W1/2SE1/4) as its South boundary and EXCEPTING a certain tract more particularly described in
