Resse, a widower, GRANTOR, in consideration of estate planning, conveys to <br />GRANTEE, Karen L. Reese, Trustee and his Successors in Trust under the Karen L. Reese <br />Revocable Living Trust dated April 1, 2020, as amended and/or restated, Grantee, whether one or <br />more, the following described real estate (as defined in Nebraska Rev. Stat. §76-201) in Hall County, <br />Nebraska, described as follows: <br />The Westerly Thirty -Eight Feet (W38') of Lot Four (4), all of Lot Five (5), Block Nineteen <br />(19), in Morrill's Addition to the City of Grand Island, Hall County, Nebraska. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that <br />GRANTOR: <br />(1) is lawfully seized of such real estate and that it is free from all encumbrances except <br />easements, restrictions, covenants, liens, mortgages, mineral interests and other <br />encumbrances of record; <br />(2) has legal power and lawful authority to convey the same; and <br />(3) warrants and will defend the title to the real estate against the lawful claims of all <br />persons. <br />EXECUTED: February 4, 2022. <br />
