<br />UTILITY EASEMENT
<br />JOHN J. NIKODYM, along with JNIK, LLC, a Nebraska Limited Liability
<br />Corporation, herein called the Grantors, in consideration of the sum of One Dollar ($1.00),
<br />receipt of which is hereby acknowledged, hereby grants and conveys unto the
<br />CITY OF GRAND ISLAND, NEBRASKA,
<br />a municipal corporation in Hall County, Nebraska, herein called the Grantee, a permanent
<br />and perpetual easement and right-of-way to survey, construct, inspect, maintain, repair,
<br />replace, relocate, extend, remove, and operate thereon, public utilities and
<br />appurtenances connected therewith, in, upon, above, along, over, across, underneath,
<br />and through a part of Lot One (1) and Lot Two (2), Nikodym Subdivision, in the City of
<br />Grand Island, Hall County, Nebraska, the boundary of the sixteen (16.0) foot wide utility
<br />easement and right-of-way tract being more particularly described as follows:
<br />Beginning at the Southeast corner of Lot One (1), Nikodym Subdivision, in the
<br />City of Grand Island, Hall County, Nebraska; thence westerly, along the
<br />southerly line of said Lot One (1), on an assumed bearing of N89°36'00"W, a
<br />distance of sixteen (16.0) feet; thence N0°17'49"E, a distance of one hundred
<br />thirty-three and fifty-two hundredths (133.52) feet; thence N89°45'18"W, a
<br />distance of ninety-five (95.0) feet; thence N0°17'49"E, a distance of sixteen
<br />(16.0) feet; thence S89°45'18"E, a distance of ninety-five (95.0) feet; thence
<br />N0°17'49"E, a distance of one hundred thirty-one and twenty-seven
