13V211S8y TO <br />z <br />m <br />m <br />f <br />vOI SV 232 <br />CD <br />c.„.) <br />SPECIAL WARRANTY DEED <br />Record and return to: <br />Kaalberg law <br />123 South 1 1th Street <br />Nashville, Tennessee 37206 <br />N <br />N <br />FOR AND IN CONSIDERATION of the sum of One Million, One Hundred Forty Thousand <br />and no/100 Dollars ($1,140,000.00), cash in hand paid by the Grantee and other good and valuable <br />considerations accepted as cash, the receipt and sufficiency of which is hereby acknowledged, <br />GRAND DENTAL HOLDINGS, LLC, an Iowa limited liability company ("Grantor"), has this day <br />bargained and sold, and does hereby transfer and convey unto JR'S REDZONE, LLC, a Nebraska <br />limited liability company ("Grantee"), its successors and assigns, the following described real estate <br />(as defined in Neb. Rev. Stat. 76-201): <br />Lots Seven (7) and Eight (8), Block Sixty (60) in the Original Town, now City of Grand Island, <br />Hall County, Nebraska. <br />TO HAVE AND TO HOLD said real estate, with the appurtenance, estate, title and interest <br />thereto belonging, to the Grantee, its successors and assigns forever. Grantor covenants that it is <br />lawfully seized and possessed of said real estate in fee simple, has a good right to convey it, and that <br />the same is unencumbered, except for (i) rights or claims of parties in possession not shown by the <br />public records; (ii) easements or claims of easements not shown by the public record; (iii) <br />encroachments, overlaps, boundary line disputes, or other matters which would be disclosed by an <br />accurate survey; and (iv) taxes or special assessments for the 2021 calendar year and all subsequent <br />years. <br />By accepting this Special Warranty Deed, Grantee acknowledges that Grantee has had <br />adequate opportunity to inspect the property conveyed herein as well as all improvements located <br />thereon.
