202110859 <br />general provisions for maintenance, the Executive Board of Directors may establish specific <br />maintenance responsibilities that shall be uniform as to all units. <br />Absent establishment of other specific maintenance responsibilities by the Executive Board <br />of Directors, each owner of any unit, at the unit owner's own expense, shall maintain, repair, <br />replace and restore all doors, window glass, and any heating, cooling and air conditioning systems <br />and equipment exclusively serving said unit, and all electrical and plumbing fixtures and <br />appliances exclusively serving said unit, including without limitation laundry equipment, water <br />heaters, and other built-in appliances. Each owner shall clean, maintain, repair, replace and restore <br />all interior finishes, including without limitation floor coverings and wall coverings. No owner <br />shall remove, alter, injure or interfere in any way with any shrubs, trees, grass or plantings placed <br />upon the condominium by the Declarant or the association without first having obtained the written <br />consent of the association. In addition, each owner shall be responsible for the maintenance and <br />repair of the limited common elements (except for the structural parts of the limited common <br />elements) to which said owner has the right of exclusive use pursuant to Section 5(a) or 5(b) of <br />this Declaration. Each owner shall take all necessary action to keep the limited common elements <br />free and clear from unsightly accumulations of weeds, trash and litter. <br />A unit owner may make any improvements or alterations to the unit that do not impair the <br />structural integrity or mechanical systems or lessen the support of any portion of the condominium. <br />A unit owner, other than the Declarant, may not change the appearance of the common elements <br />or the exterior appearance of a unit or any other portion of the condominium, without the written <br />approval of the association. <br />12. Use of Units. No unit shall be used other than for commercial business, educational, <br />health care, daycare, fitness facility or office purposes. No immoral, improper, offensive, or <br />unlawful use shall be made of any part of the condominium. All valid laws, zoning ordinances, <br />and regulations of all governmental bodies having jurisdiction over the condominium shall be <br />observed. Any violation of such laws, zoning ordinances or regulations shall be a violation of this <br />Declaration. <br />13. Nuisance. No noxious or offensive activity shall be permitted within any unit, or <br />anything which is an annoyance or nuisance or which endangers the health or unreasonably <br />disturbs the quiet of the occupants of adjoining units. <br />14. Easements for Support. Each unit and common element shall have an easement for <br />lateral and subjacent support from every other unit and common element. <br />Page 5 of 12 <br />
