<br />This deed of trust is dated as of December 13, 2021, and is by LARRY M. HARRENSTEIN ("L.
<br />Harrenstein") and DONNA J. HARRENSTEIN ("D. Harrenstein"), a married couple, husband and wife (L.
<br />Harrenstein and D. Harrenstein are herein individually and collectively, "Trustor"), to and in favor of
<br />LAWRENCE E. KRITENBRINK, a member of the Nebraska State Bar Association, as trustee ("Trustee"),
<br />for the benefit of BRIGHTHOUSE LIFE INSURANCE COMPANY, a Delaware corporation ("Beneficiary").
<br />Beneficiary has agreed to make a loan in the original principal sum of $1,255,500.00 (the "Loan")
<br />to Trustor under the terms and conditions of the Promissory Note by Trustor in favor of Beneficiary dated
<br />as of the date of this deed of trust (the "Note").
<br />ARTICLE 1 — GRANT
<br />To secure repayment of the indebtedness evidenced by the Note and payment and performance of all
<br />other Secured Obligations (defined herein), Trustor irrevocably and unconditionally, grants, bargains,
<br />sells, and conveys to Trustee, in trust, for the benefit of Beneficiary, WITH POWER OF SALE, all of
<br />Trustor's estate, right, title and interest which Trustor now has or may later acquire in the following,
<br />wherever located, and whether constituting real estate or personal property (individually and collectively,
<br />the "Property"): (1) the real estate and any interest in the real estate located in Hall County, Nebraska,
<br />and described in EXHIBIT A (the "Land"); (2) buildings, structures, improvements, and fixtures now or
<br />hereafter erected on, affixed or attached to the Land, including all farm products storage and handling
<br />units and equipment, and fences, gates and loading chutes (the "Improvements"); (3) (A) wells,
<br />irrigation and drainage pumps, motors, pipes, windmills, frost protection equipment, center pivot
<br />irrigators, sprinklers, drip line and emitters, filters, water measurement meters and control structures and
<br />other watering and irrigation equipment; and (B) all other equipment now or hereafter affixed or installed in
<br />any manner on the Land or the Improvements or used in connection with the operation of the Property
