<br />I am an Abstracter and Title Insurance Agent for Grand Island Abstract, Escrow & Title Co.
<br />Licensed in the State Nebraska and have searched the records in the Register of Deeds office in
<br />Hall County, Nebraska and state as follows:
<br />1.On May 25, 2006, Janice J. Stahlnecker, Personal Representative of the Estate of Velma M.
<br />Ewoldt, Deceased conveyed Title to Dennis Dean Ewoldt by Personal Representative's Deed filed
<br />October 18, 2006 in the Hall County Register of Deeds Office as Document No. 200609298. The
<br />property was correctly described as follows: Lots Seven (7) and Eight (8) and West thirty-eight (38) feet
<br />and East twenty (E20) feet of Lot Nine (9) and all of Fractional Lot Ten (10) and Eleven (11), all in Block
<br />Three (3), Powell's Addition to the Village of Alda, and part of vacated street.
<br />2. On September 5, 2006, Debra L. Peterson f/k/a Debra Lorraine Ewoldt and Michael J.
<br />Peterson, wife and husband conveyed Title to Lori L. Ewoldt, a single person by Warranty Deed filed
<br />September 7, 2006 in the Hall County Register of Deeds Office as Document No. 200608019. The
<br />property was incorrectly described as follows: Lot Seven (7) and Eight (8) and West Thirty -Eight
<br />Hundredths (W.38) feet and East Twenty (E20) feet of Lot Nine (9) and all of Fractional Lot Ten (10) and
<br />Eleven (11), all in Block Three (3), Powell's Addition to the Village of Alda, Hall County, Nebraska.
<br />3. On July 1, 2013 Sandra Findley and Linda Ewoldt, Co -Personal Representatives of the
<br />Estate of Mary A. Ewoldt, Deceased conveyed Title to Dennis D. Ewoldt by Personal Representative's
<br />Quitclaim Deed filed July 24, 2013 in the Hall County Register of Deeds Office as Document No.
<br />201305944. The property was correctly described as follows: Lots Seven (7) and Eight (8) and The West
<br />Thirty Eight (W38) Feet and the East Twenty (E20) Feet of Lot Nine (9) and all of Fractional Lots Ten
<br />(10) and Eleven (11), all in Block Three (3), all in Powell's Addition, all in the village of Alda, Hall
<br />County, Nebraska.
<br />4 .On March 12 2015 Janet M. Ewoldt, Personal Representative of the Estate of Eddie E.
<br />Ewoldt, Deceased conveyed Title to Janet M. Ewoldt by Deed of Distribution by Personal Representative
<br />filed March 13, 2015 in the Hall County Register of Deeds Office as Document No. 201501526. The
<br />property was incorrectly described as follows: Lots Seven (7) and Eight (8), and the West 38 Feet of the
<br />East 20 Feet of Lot Nine (9) and all of Fractional Lots Ten (10) and Eleven (11), Block Three (3),
<br />Powell's Addition to Alda, Hall County, Nebraska.
<br />5. On December 3, 2020, Dennis Dean Ewoldt and Paula Ewoldt, husband and wife and
<br />Dianna Ewoldt, a single person, Lori Ewoldt, a single person and Janet Ewoldt, a single person conveyed
<br />Title to Tri City Meters, Inc. by Warranty Deed filed December 11, 2020 in the Hall County Register of
<br />Deeds Office as Document No. 202009806. The property was incorrectly described as follows: Lots
<br />Seven (7) and Eight (8) and The West Thirty Eight (W38) Feet of the East Twenty (E20) Feet of Lot Nine
<br />(9) and all of Fractional Lots Ten (10) and Eleven (11), Block Three (3), Powell's Addition to Alda, Hall
<br />County, Nebraska.
<br />6. There were typographical errors made in the legal descriptions in the documents
<br />referenced in paragraphs 2, 4 and 5 above resulting in the incorrect legal descriptions.
<br />7. The five deeds referenced above in paragraphs 1-5 are conveying one and the same
<br />property despite the discrepancy in legal descriptions.
