<br />The Northeast Quarter of the Southeast Quarter (NE 1/4 SE' /4) of Section
<br />Sixteen (16), Township Eleven (11) North, Range Eleven (11) West of the 6th
<br />P.M., Hall County, Nebraska, except a tract of land more particularly
<br />described in Warranty Deed filed as Document No. 77- 001652.
<br />Grantors covenant with the Grantees that Grantors:
<br />(1) are lawfully siesed of such real estate and that it is free from encumbrances
<br />except easements, restrictions of record and public road right of way;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate against the lawful claims of all
