• .r <br />90-1.07-327 <br />903958 <br />(a) To hold the consideration for this Option Agreement for <br />the benefit of the Optionors in a non - interest bearing account as <br />Agent for Optionors; <br />(b) On the closing date, the Escrow Agent shall file the <br />Deed(s) and any other instruments required to be recorded for <br />record and shall deliver to each of the parties the funds and <br />documents to which they shall be respectively entitles; <br />(c) In closing this transaction, the Escrow agent shall <br />charge the Optionors with: <br />(1) The full amount of real estate taxes and assess- <br />ments prorated up to and including the date of closing; <br />(2) The cost of any transfer tax; <br />(3) The cost of any title commitment, title search, and <br />title guaranty policy in the amount of the purchase price; <br />(4) The cost of paying off and satisfying any mortgage <br />indebtedness on the property for which Optionors are liable, <br />together with the cost of any mortgage cancellation, <br />recording fee or other costs incident to the satisfaction of <br />any such indebtedness; <br />(5) The cost of the appraisal fees due for any <br />appraisal required herein; <br />(6) One -half (1/2) of the escrow fee; and <br />(7) All other charges properly borne by the Optionors <br />consistent with the terms of this Agreement. <br />Immediately thereafter, the Escrow Agent shall deliver the <br />balance of the funds in its hands and due under the terms hereof <br />to the Optionors as their respective interests shall appear. <br />�11•i.�,1151r11 � I y, 1.',.t..� _ 1 I , <br />'•rF �; � -i fll���.r 1 i', ' .gip, • -1.' <br />-5- <br />r Lin•... <br />I <br />bi' •, <br />1� <br />1' <br />
