Cameron and Kimberly A. <br />Cameron, husband and wife, as joint tenants with right of survivorship, and not as tenants in common, <br />conveys to Grantee the following described real property in Hall County, NE: <br />A tract of land comprising a part of the Northwest Quarter of the Southwest Quarter <br />(NW1/4SW1/4) of Section Two (2), Township Eleven (11) North, Range Ten (10) West of the 6th <br />P.M., in the City of Grand Island, Hall County, Nebraska, and more particularly described as <br />follows: <br />Beginning at the Northwest corner of Miracle Valley Subdivision, said point also being on the West <br />line of said Northwest Quarter of the Southwest Quarter (NW1/4SW1/4); thence Northerly along <br />and upon the West line of said Northwest Quarter of the Southwest Quarter (NW1/4SW1/4), a <br />distance of one hundred seventy-five (175.0) feet to a point on the prolongation of the Southerly line <br />of Lot Seven (7) Jack Voss Country Club Subdivision; thence deflecting right 90°46'00" and <br />running Easterly along and upon the prolongation of said Southerly line of Lot Seven (7) and along <br />and upon said Southerly line of Lot Seven (7), a distance of five hundred five (505.0) feet to a corner <br />of said Lot Seven (7); thence deflecting right 89°14'00" and running Southerly along and upon the <br />Westerly line of said Lot Seven (7), a distance of one hundred seventy five (175.0) feet to the <br />Northeast corner of said Miracle Valley Subdivision, thence deflecting right 90°46'00" and running <br />Westerly along and upon the North line of said Miracle Valley Subdivision, a distance of five <br />hundred five (505.0) feet to the point of beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and <br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises <br />against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />Dated this <br />
