<br />SPECIAL WARRANTY DEED

<br />DENNIS A. GEBERS and DIANE L. GEBERS, husband and
<br />wife, each in their own right and as spouse of the other,
<br />herein called the GRANTORS, for and in consideration of the
<br />cancellation of indebtedness owing from GRANTORS to
<br />GRANTEE, do grant, bargain, sell, convey and confirm unto
<br />LOIS ANN HANK, TRUSTEE, OR HER SUCCESSORS IN TRUST, UNDER
<br />THE LOIS HANK LIVING TRUST DATED FEBRUARY 10, 1997, AND ANY
<br />AMENDMENTS THERETO, herein called the GRANTEE, the
<br />following- described real estate in Hall County, Nebraska:
<br />Lot Five (5), Block Thirteen (13), in Arnold and
<br />Abbott's Addition to the City of Grand Island,
<br />Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the premises above - described,
<br />together with all the tenements, hereditaments and
<br />appurtenances thereunto belonging, unto the said Grantee
<br />and to Grantee's heirs and assigns forever. Grantors
<br />hereby covenant with the said Grantee and with Grantee's
<br />heirs and assigns that Grantors are lawfully seized of said
<br />premises, that they are free from encumbrance and that
<br />Grantors have good right and lawful authority to sell the
<br />same, and Grantors hereby covenant to warrant and defend
<br />the title to said premises against the lawful claims of all
<br />persons whomsoever. Grantors hereby relinquish all right,
<br />title, claim and interest in and to the above - described
<br />premises.
<br />This Special Warranty Deed is given as an absolute
<br />conveyance, the Grantors having conveyed said land to the
<br />Grantee for a fair and adequate consideration being
<br />satisfaction of principal obligations by virtue of that
<br />certain Deed of Trust Note dated January 12, 1998 and which
<br />is described in a Deed of Trust filed of record in the
<br />Office of the Register of Deeds of Hall County, Nebraska,
<br />on or about January 14, 1998 as Document Number 98- 100337.
<br />Grantors declare that this conveyance is freely and
<br />fairly made, and that there are no agreements, oral or
<br />written, or other than this deed, between Grantors and
<br />Grantee with respect to said land.
