Stubbs, GRANTOR, in consideration of One Dollar ($1.00) and other <br />good and valuable consideration, conveys to GRANTEE, Thomas D. Sciuga and Eric Wright, as <br />joint tenants, the following described real estate (as defined in Neb. Rev. Stat. § 76-201): <br />A tract of land described as follows: Commencing at the Southeast corner of a tract commonly <br />known as "Huston's Reserve" and more particularly described in deed recorded in Book 86 at <br />Page 237 of the official deed records of Hall County, Nebraska, the same being part of the <br />Southeast Quarter of the Southeast Quarter (SE1/4 SE1/4) of Section Eight (8), Township <br />Eleven (11) North, Range Nine (9) West of the 6th P.M., Hall County, Nebraska; and running <br />thence West on the South line of said "Huston's Reserve" tract a distance of One Hundred <br />Thirty-eight and Five Tenths (138.5) feet; running North at right angles and parallel to the East <br />side of "Huston's Reserve" tract a distance of Forty-four (44) feet; running thence East and <br />parallel with a South line of "Huston's Reserve" tract a distance of One Hundred Thirty-eight <br />and Five Tenths (138.5) feet to the East side of said "Huston's Reserve" tract; and then <br />running South and along and upon the East line of said tract a distance of Forty-four (44) feet <br />to the point of beginning. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />1. is lawfully seized of such real estate and that it is free from encumbrances, <br />EXCEPT subject to easements, reservations, and restrictions of record; <br />2. has legal power and lawful authority to convey the same; <br />3. warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />
