202106542
E. No minnows or any type of bait fish shall be used for fishing in
Eagle Lake.
F. The Owners agree to keep the shoreline abutting the lot owned by
the Owner in a good state of repair, and the Owners agree that no
unsightly docks will be constructed or used by any such Owners.
No docks shall extend beyond a reasonable length into the lake
nor shall any boat storage garage be built upon the lake shore.
No lot shall be increased in size by filling in the water it abuts.
G. Owners acknowledge that the presence of geese (Canadian and other
species) and ducks are pests and detrimental to the clean condition of the
lake and the Owner's property. Owners are not allowed to feed water
fowl as it encourages them to avoid migration and become year round
pests. Owners are allowed to utilize lawful methods to chase or
discourage the geese and ducks including, but not limited to the use of
whistler guns, bird bangers and the like. Any device causing noise shall
be utilized only between 8 a.m and 10 p.m. and users shall take care to
avoid firing any projectile that could cause damage to homes, boats or
personal property. Any owner who feeds waterfowl may be assessed a
$500.00 fine as determined by the Board of Directors of the Association
who shall notify the Owner of the allegation and conduct a hearing within
20 to 30 days after notice to the Owner of the allegation. The fine, if not
paid shall be treated as a lien on Owner's property as described in
paragraph 7 below.
H. Owners may park their motorhomes, fifth wheel or travel trailers on their
driveways temporarily for no more than 48 hours to facilitate packing and
unpacking. Relatives or guests may park their motorhomes, fifth wheel or
travel trailers on owners driveways for a period not to exceed one week
unless permission is given by the Board of Directors of the Association.
4. Design Standards. Each Lot shall be used for single family development
purposes only and the improvements thereon shall conform with the following:
A. Garages. Each single-family dwelling unit shall include an attached
garage with at least two stalls.
B. Mobile/Manufactured Homes. Mobile and manufactured homes shall be
prohibited from each Lot. Such prohibition shall not restrict a modular
home assembled on site if such home otherwise complies with this
Declaration.
C. Commercial Outbuildings. Commercial Outbuildings used for storage of
business vehicles and equipment or used for a commercial purpose are
prohibited. One personal outbuilding is allowed but all plans must be
submitted to and approved by the Board of Directors of Eagle Lake
Association.
4
