202105 788 <br />SPECIAL WARRANTY DEED <br />This 7`1' day of July, 2021, Grand Island Joint Venture, LLC a Missouri limited liability <br />company ("Grantor"), whose address is 2127 Innerbelt Business Center Drive, Suite 200, St. <br />Louis, Missouri 63114, for and in consideration of Ten Dollars ($10.00) and other good and <br />valuable consideration to it paid by Jammain, LLC, a Kansas limited liability company, whose <br />address is 8100 East 22nd Street North, Building 2300, Suite 2, Wichita, Kansas 67226 <br />("Grantee"), the receipt and sufficiency of which are acknowledged, by these presents does <br />BARGAIN, SELL, CONVEY AND CONFIRM unto the Grantee that certain tract of land located <br />in Hall County, Nebraska, described as follows: <br />Lot Three (3), Grand Island Mall Eighteenth Subdivision, in the City <br />of Grand Island, Hall County, Nebraska <br />Together with all and singular the hereditaments and appurtenances thereunto belonging, or in <br />anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues <br />and profits thereof, and all the estate, right, title, interest, claim or demand whatsoever, of Grantor, <br />either in law or equity, of, in and to the Property, with the hereditaments and appurtenances. <br />Subject to real estate taxes and assessments not yet due, zoning, subdivision, building and <br />other governmental restrictions, all instruments of record, rights of parties in possession or under <br />unrecorded leases, and all matters apparent or discoverable from a diligent inspection of the <br />Property, including, without limitation, by survey. <br />TO HAVE AND TO I-IOLD the Property above described, together with all rights and <br />appurtenances to the same belonging, unto the said Grantee(s), and to the heirs and assigns of such <br />party or parties forever. <br />The said Grantor hereby covenanting that said party or parties and the heirs, executors, <br />administrators and assigns of such party or parties, shall and will WARRANT AND DEFEND the <br />title to the premises unto the said Grantee, and to the heirs and assigns of such party or parties <br />forever, against the lawful claims of all persons claiming by, through or under Grantor but none <br />other, excepting, however, the general taxes for the calendar year 2021 and thereafter, and special <br />taxes becoming a lien after the date of this deed. <br />(Signature Page Follows) <br />
