202104121 PROMISSORY NOTE For value received Venture North, LLC, a Nebraska limited liability company, by Amanda North, Shane North and Karen North, its members; borrower herein, does promise to pay to the order of Karen North, an individual, the sum of $135,000.00 with interest on the unpaid balance at the rate of 3.00 % per annum from April 30, 2021, using a daily interest rate based on a 365 -day year. The accrued interest and principal shall be payable in a single balloon payment at the end of eighteen (18) months, October 31, 2022. The borrower may pay all or a portion of the amount owed prior to the due date without penalty. Upon request of the Borrowers named herein, this Note may be extended and said extension shall be written and acknowledged by all parties named herein and incorporated into this Promissory Note and the corresponding Deed of Trust referenced herein. Any extension of this Promissory Note shall be made with the same interest rate of 3.00% per annum from the date of said extension. The holder of this Promissory Note and the Borrowers named herein, shall have the option of modifying this Promissory Note. Those modifications shall be binding on all parties to the extent that all parties agree to the modifications in a written agreement, signed and notarized by all parties. Upon the failure to pay any installment promptly as herein agreed, this note shall, at the option of the holder, become immediately due and payable. The holder may also declare this note immediately due and payable without demand or notice upon the dissolution of the borrower. Not withstanding any extension of the time of payment of all or any part of the amount owing hereon at any time, payment of all or any part so extended shall become due and payable at the option of the holder hereof. This promissory note is secured pursuant to the terms of a certain Deed of Trust on real estate legally described as: Lot (46), Western Heights Third Subdivision, Grand Island, Hall County, Nebraska (Physical Address: 4223 Lariat Place, Grand Island, NE 68803 ) said Deed of Trust being executed by the borrowers on the date stated below.
