<br />RICHARD D. UDEN and DELMA G. UDEN, Husband and Wife, GRANTORS,
<br />in consideration of Thirty-five Thousand and 00 /100 ($35,000.00) DOLLARS received
<br />from GRANTEES, convey to GRANTEES, ROGER S. RICHTER and SUZANNE K.
<br />RICHTER, Husband and Wife, as joint tenants with rights of survivorship, and not as
<br />tenants in common, the following described real estate (as defined in Neb. Rev. Stat., §
<br />76 -201):
<br />Lot One (1), Poverty Flats Subdivision, Hall County, Nebraska, according
<br />to the recorded plat thereof.
<br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEES that
<br />GRANTORS:
<br />(1) are lawfully seised of such real estate and that it is free from
<br />encumbrances;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend title to the real estate against the lawful claims of
<br />all persons.
