<br />existing under the laws of Nebraska, Robert Clark and Bonnie Clark,
<br />husband and wife, GRANTOR, in consideration of Four Hundred
<br />Thousand Dollars ($400,000.00) received from GRANTEE, Dolphin
<br />Enterprises Nebraska, L.L.C., a Kansas limited liability company, `J
<br />conveys to GRANTEE, the following described real estate (as defined
<br />in Neb. Rev. Stat. 76 -201):
<br />Lots One (1) , Two (2) , Three (3) , Four (4) , Five (5) ,
<br />Nine (9) and Ten (10) in Block Sixteen (16), and Lot Five
<br />(5) in Block Fifteen (15) , all in Baker's Addition to the
<br />City of Grand Island, Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except for covenants, restrictions
<br />and easements of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
