Ference, a single person, GRANTOR, in consideration of Valuable <br />consideration, conveys to GRANTEE, Diocese of Grand Island, Nebraska, the following <br />described real estate (as defined in Neb. Rev. Stat. 76-201): <br />All of my interest in part of Lot Fifteen of the County Subdivision of <br />part of the South Half of the Southeast Quarter, Section 16, <br />Township 11 North, Range 9, West of the 6th P.M., more <br />particularly described as follows: <br />Beginning at the Northeast Corner of said Lot 15, <br />proceeding thence South along the Easterly boundary line of said <br />Lot 15, a distance of 52 feet to the actual point of beginning, <br />thence West at right angles a distance of 78 feet; thence South <br />at right angles a distance of 80 feet; thence East at right angles <br />a distance of 78 feet to the Easterly boundary line of said Lot 15; <br />thence North at right angles a distance of 80 feet to the point of <br />beginning, said Lot having a frontage of 80 feet on South <br />Cleburn Street and a frontage of 78 feet on West John Street, <br />in the City of Grand Island, Hall County, Nebraska, subject to <br />easement, restrictions and reservations of record. <br />Excepting therefrom, however, unto Blanche J. Ference, the full use, control, income <br />and possession of the property for and during her natural life. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that <br />GRANTOR: <br />(1) Is lawfully seized of such real estate and that it is free from encumbrances; <br />(2) Has legal power and lawful authority to convey the same; <br />(3) Warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />Executed this 8th day of February, 2021. <br />STATE OF NEBRASKA <br />S.S. <br />COUNTY OF SHERMAN <br />Blanche J.
