<br /> require Borrower to�xecute and deliver to Le�er, in a form acceptable to Lender, an assignment of any rights,claims or

<br /> 16. Transfer oF the Property or a Bene�cial Interest in Borrower. If all�r any part of the Property or any interest ,
<br /> in it is sold or tran.aferred(or if a beneficial interest in Borrower is sold or vancferred and Borrow�r is not a natural person) -
<br /> without Lender's prior written wnsent, Lender may, et it,�option, require immediatr,payment in full of all sdms secured `
<br /> by this Deed of Trust. However, this option shall not be ezercised by Lender if exe�'c,se is grohibited by federal law as of
<br /> the date of diis Deed of Trust. j
<br /> If Lender exemises this optian, Lender sha11 give Borrower notice of�cceleration. The notice shall provide a period �
<br /> of not Iess than 34 days from the date ihe notice is deIivered or maited within which Borrow�r must pay atI sume secuzed
<br /> by this Deed of Trust. If Borrower fails to pay these svms prio:to t6e ezpiration of this period, Lender may invoke any

<br /> NON-UNiFDRM COVENANTS. Becrower and Lender further covenant and agree as follows:
<br /> 17.Acceleration;Remedies.�xcept as provided in paragraph 16 hereof,upon Borrower's breach oFany coven�nt
<br /> or agreement of Borrower in this Dced of Trust,including Borrower's failure to pay,by ti�e end of 10 calendar days
<br /> after they are due,any sums secured by this Deed uf Trust,Lender prior to acceleration shall give notice to Borrower
<br /> as provided in paragraph 12 hereof speciFyjng: (�)the breach; (2)the action required to care such breach; (3)a date,
<br /> not I�ss than 2U days fn�m the date the notice is tnailed to Borrower, by which such breach must be cured; and (4)
<br /> that failure to cure suc6 breach on or before the data specifed in the notice may result in acceler�tion of the sums
<br /> secured by this Deed of Trust and sale of the Properky. T'¢�e ea[ice shall further inform Borrower oP the right to
<br /> rein�?te after acceleration aad the right to bring a court acteon to assert the nanexistence of a defaulS or any other
<br /> defense oE 8orrower to acceleration and sa1e. Yf the breach is not cured on or before the date specified in the notice,
<br /> Lender, at Lender's option, may declare all of the sur�u secured by this Deec1 of Trust to be immediately due and
<br /> payable without further demand and may invoke the power oP sale and any other remedies permitted by appiicable
<br /> law. Len�er shall be entided to collect all reasonable costs and ezpens� incurr�ed in pursuing the remedies provided
<br /> in this paragraph 17, includin�, but not IimitPd to, reasonable attornevs' fees.
<br /> If the power of sale is invoked. Trustee shall retord a notice of default in each county in which the Property or
<br /> some part thereof is tocateci and shatl mai! �opies oP such notice in the manner prescribed by applicable law to
<br /> Borrower and to the other persons prescrihed by applicable law. After the lapse of such time as may be required by
<br /> applicable law,Trustee shall give public notice of sale to the persons and in the tnanner prescribed by applicable law.
<br /> Tn�stee, witheut demand on Borrower, shall self the Property at public auction to the highest bidder at tl�e time and
<br /> place and under the ternu d�ignated in the notice oF sale in one or more parcels and in such order as Trustee mav
<br /> determine. Trustee may postpone sale oC all or any parcel of the Property by public announcement at the time and
<br /> place of any previously sclseduled sale. Lender, or I.endee�'s designee, may purchase the Property at nny s:�le.
<br /> iJpon receipt of payrteent of the price bid, Trustee shall deltver to the purchaser Ti-ustee's deed conveying the
<br /> Property sold. The reci��ls in the'Cn�stee's de�d s6a1� be prim�a facie evidence of the tru�h oP the statements m�de
<br /> there3n. Trustee shafl appiy the proceeds of the sale in the following order:�(a) to all reasonable�asts and expenses
