AHLSCHWEDE, Attorney of Grand Island, Nebraska, hereinafter <br />referred to as Grantor, as trustee under the trust deed hereinafter described for <br />valuable consideration, hereby grants and conveys to Mike Leaman and Ralisa <br />Leaman, husband and wife, Grantee, without any covenant or warranty, expressed or <br />implied, all of the following described real estate: <br />Lot Five (5), Block One (1), Lambert's Addition to the City of Grand Island, <br />Hall County, Nebraska. <br />This conveyance is made pursuant to the powers conferred on Grantor by a trust deed <br />dated February 16, 1996, and recorded on February 26, 1996, in the Register of Deeds <br />of Hall County, Nebraska as Document No. No. 96- 101312 wherein Ricky W. Patsios <br />and Debra D. Patsios, husband and wife, are Trustors, and Grand Island Area Habitat <br />for Humanity, Inc., a Nebraska Corporation, is named Beneficiary and Earl D. <br />Ahlschwede, Attorney, is Trustee, wherein the Trustors granted and conveyed to such <br />Trustee, on the trust therein expressed, the property above described to secure, among <br />other obligations, payment of a promissory notes of even date in the principal amount of <br />$42,778.63 and interest thereon according to the terms thereof; and after the fulfillment <br />of the conditions specified in the Trust Deed authorizing this conveyance as follows: <br />1) Breach and default were made under the terms of the Trust Deed in the <br />particular set forth in the notice of default hereinafter referred to, which default <br />continued until the time of sale. <br />2) There was filed for record on June 12, 2001, as Document No. 200105641, a <br />Notice of Default with the Register of Deeds of Hall County, Nebraska, and of election <br />to sell the property to satisfy the obligations secured thereby and thereafter notice of <br />the filing of the notice of default was sent in the statutory manner to all persons entitled <br />to a notice thereof. <br />3) That thereafter the Grantor executed his notice of trustee's sale, stating that <br />he, as trustee, would sell at public auction to the highest bidder the property <br />hereinbefore described, fixing the time and place of the sale as August 28, 2001 at 1:30 <br />p.m. in the lower lobby of the county courthouse in Grand Island, Hall County, <br />Nebraska, and caused copies of such notice to be published once a week for five <br />consecutive weeks in THE GRAND ISLAND DAILY INDEPENDENT a legal daily <br />newspaper printed, published and of general circulation in the County of Hall, <br />Nebraska, the first date of publication was July 16, 2001, and the last date of <br />publication was August 13, 2001; notice of such trustee sale was sent to the Trustors <br />and all persons entitled to notice thereof in accordance with applicable law. <br />4) All applicable statutory provisions of the State of Nebraska and the United <br />States of America and all provisions of such trust deed have been complied with as to <br />the acts to be performed and notices to be given. <br />M (f <br />rn„ <br />n <br />r, <br />I i <br />r <br />2 <br />D <br />= <br />D <br />m <br />n <br />( is <br />�'rt <br />o $ <br />CD <br />4 <br />C <br />U) <br />N <br />m <br />rn <br />CD <br />i <br />W , v <br />C <br />rr <br />o <br />d <br />r <br />ca <br />r <br />' <br />co <br />o <br />C" <br />u <br />co <br />o <br />TRUSTEE'S DEED <br />EARL D.
