<br /> 19. gE�ONVEYANGE BY TRUSTEF. Upon written tequest of Beneficiary
<br /> stating that aCl sums secured hereby have been paid, and upon �urrender of this Deed of
<br /> Trust and the Deed of Trust Note tc the Trustee for canceliation and retent�on and �pon
<br /> payment by Trustor of Trustee's fees, Trustee shali reconvey to Trustor, or the person �r
<br /> persons legally entitled thereto, without warranty, any portion of the Trust Estate then held
<br /> hereunder. The recitals i� such reconveyance of any matters or facts shall be co�clusive
<br /> proof of the tn�thfulness thereof. The grantee in any reconveyance may be described as '
<br /> "the person or persons legally entitled thereto."
<br /> 20. �IC:FS. Whenever Beneficiary, Trustor or Trustee shall desire to give or
<br /> serve any notice, demand, request or other communication with rsspect to this Deed of
<br /> Trust, each such notice, demand, request or other communication shall be in writing and
<br /> shall be effective only if the same is delivered by personal service or mailed by certified
<br /> mail, posYage prepaid, retum receipt requested, addressed to the address set forth at the
<br /> beginning this Deed of Trust. Any party rnay at any time change its address for such
<br /> notices by delivering or mailing to the other parties hereto, as aforesaid, a notice of such
<br /> change.
<br /> 21. TRUSTEE. The Trustee may resign at any time without cause, and Lender
<br /> may at any time and without cause appoint a successor or substitute Trustee. Trustee
<br /> �hall not be liable ta any party, including, without limitatian, Lender, Eiorrower, Trustor or
<br /> any purchaser of the Property, for any loss or damage unless due to reckless or willful
<br /> misconduct, and shall not be required to take any action in connectio�i with the
<br /> enforcement of this Deed of Trust unless'indemnified, in w�iting,f�r all cosfs,compensation
<br /> or expenses which may be associated therewith. In addition, Trustee may become a
<br /> purchaser at any sale of the Property (judicial or under the power of sale granted herein};
<br /> postpone the sale of all or any portion of the Rroperty, as provided by law; or,seil the
<br /> Property as a whole, or in separate parcels or lots at Trustees's discretion. -
