200109023 Hall County, Nebraska, the centerline of said Twenty (20.0) foot wide easement being more particularly described as follows: Beginning at the northeast corner of Lot Twenty Four (24), Grand West Subdivision; thence running northerly along the easterly right of way line of Craig Drive, on an assumed bearing of N 00° 00' 00" E, a distance of Fourteen (14.0) feet, to the ACTUAL point of beginning and to Reference Point `A'; thence running N 86° 54' 00" E, a distance of Two Hundred Ninety Six (296.0) feet, to Reference Point `B'; thence running N 90° 00' 00" E, a distance of Sixty Two (62.0) feet to a point of termination. Beginning at Reference Point `B'; thence running N 02° 05' 02" W, a distance of One Hundred Eighty Two (182.0) feet, to a point of termination, said tract containing 0.243 acres more or less, together with the following rights, namely, unrestricted ingress and egress under, over, and across such land for the purpose of exercising the rights herein granted, to excavate and refill ditches and trenches, and the right to clear and keep clear of trees, roots, brush, hedges, undergrowth, and other obstructions from the surface of such tracts interfering with the location, construction, inspection, repair, replacement, removal, and maintenance of such utilities. Any such utilities and appurtenances placed upon, over, and under such tracts of land shall remain the property of the Grantee and may be removed or replaced at any time. The Grantors, for themselves, their heirs, executors, administrators, successors, and assigns, hereby covenant that no buildings, fences, or structures shall be erected or permitted on said tract and that the easement herein granted shall run with the title to such tract of land and be binding upon the Grantors, their successors and assigns.
