<br />Nebraska, more particularly described as follows:
<br />Commencing at the Southeast corner of said Southeast
<br />Quarter (SE;) and running north, along and upon the east
<br />side of said Southeast Quarter (SE4), a distance of 341
<br />feet; running then west and parallel to the south side of
<br />said Southeast Quarter (SE;), a distance of 290 feet;
<br />running then south and parallel to the east side of said
<br />Southeast Quarter (SE;), a distance of 341 feet to the
<br />south side of said Southeast Quarter (SE;); and running
<br />then east, along and upon the south side of the said

<br />free from encumbrances except easements and restrictions
<br />of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3 ) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
