<br />including without limiting the generality of the foregoing,
<br />oil and gas and rights thereto, together with the sole,
<br />exclusive and perpetual right,to explore for, remove and
<br />dispose of said minerals bf,any means or methods suitable to
<br />the Grantor, its successors and assigns, but without
<br />entering upon or using the surface of said property, and in
<br />such manner as not to damage the surface of said property,
<br />or to imterfe,re with the use ithereof by the Grantee, its
<br />successes and assigns.
<br />This deed is made SUBJECT to the condition that
<br />all taxes and all assessments levied upon or assessed
<br />against the said property for any period or time prior to
<br />and including the date of this deed shall be payable by the
<br />Grantor; that all taxes and all assessments levied upon or
<br />assessed against said property for any period or time after
<br />the date of this deed shall be payable by the Grantee;
<br />Grantee assumes and agrees to pay, or to reimburse the
<br />Grantor for, if paid by it, all such taxes and assessments
<br />for the period or time after the date of this deed.
