<br />The South Half of the Southwest Quarter (8 =8W;) and the South Half
<br />of the Northwest Quarter (S�NW;) of Section Twenty -seven (27),
<br />Township Twelve (12) North, Range Ten (10) West of the 6th P.M.,
<br />Hall County, Nebraska, EXCEPT a tract of land comprising a part of

<br />(2) has legal power and lawful authority to convey the same;
