Zrust, Successor Cotrustees under the Dorothy <br />M. Moeller Revocable Trust dated August 20, 2012, which is now known as the Dorothy M. <br />Moeller Administration Trust, GRANTORS, in consideration of the correction and clarification of <br />title, convey to GRANTEE, Arthur E. Moeller, the following described real estate: <br />The Southeast Quarter (SE'/4) of Section Eleven (11), Township Twelve (12) <br />North, Range Nine (9) West of the 6th P.M., Hall County, Nebraska, EXCEPT <br />a tract of land situated in the Southwest Quarter of the Southeast Quarter <br />(SW'/,SE'h) of said Section 11 conveyed to Charles W. Winter and Lenore A. <br />Winter by Warranty Deed recorded in Book 163 at Page 397 of the Deed <br />Records of Hall County, Nebraska, AND EXCEPT Lot One (1) in Moeller <br />Subdivision located in the Southeast Quarter (SE%) of Section Eleven (11), <br />Township Twelve (12) North, Range Nine (9) West of the 6th P.M., Hall County, <br />Nebraska AND EXCEPT FINALLY Lot One (1) in Moeller Second Subdivision, <br />a tract of land located in the Southeast Quarter (SE'/4) of Section Eleven (11), <br />Township Twelve (12) North, Range Nine (9) West of the 6th P.M., Hall County, <br />Nebraska; and <br />Lot One (1) in Moeller Second Subdivision, a tract of land located in the <br />Southeast Quarter (SE%) of Section Eleven (11), Township Twelve (12) North, <br />Range Nine (9) West of the 6th P.M., Hall County, Nebraska. <br />As further clarification, this Corrective Cotrustees' Deed is being filed to correct the legal <br />description that was set forth in the Cotrustees' Deed that was recorded on May 4, 2020 as Inst. <br />202002761 in the Office of the Hall County Register of Deeds Office Clerk to reflect the fact that <br />the GRANTOR had platted Lot 1, Moeller Second Subdivision, a tract of land located in the SE'/4 <br />Section 11, Township 12 North, Range 9 West of the 6th P.M., Hall County, Nebraska, and the legal <br />description did not properly describe it on the deed previously recorded. <br />GRANTORS covenant with GRANTEE that GRANTORS: <br />(1) are lawfully seised of such real estate and that it is free from encumbrances <br />except easements, covenants and restrictions of record; <br />(2) <br />(3) <br />have legal power and lawful authority to convey the same; and <br />warrant and will defend title to the real estate against any acts of the <br />GRANTORS. <br />Dated: October 15", 2020. <br />Arthur E.
