<br />GAS UTILITY EASEMENT
<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That Jared W. Leiser and Annaliese L. Leiser, husband and wife, an undivided one-half (1/2) interest,
<br />and Daniel A. Leiser and Keo Rea E. Leiser, husband and wife, as joint tenants with rights of survivorship
<br />and not as tenants in common, an undivided one-half (1/2) interest, together as the "Grantor", of the county of
<br />Hall, the state of Nebraska, for and in consideration of the sum of One Dollar ($1.00) and other good and valuable
<br />consideration, the receipt of which is hereby acknowledged, does hereby grant, remise, convey and relinquish unto
<br />Northwestern Corporation, a Delaware Corporation, d/b/a Northwestern Energy, the "Grantee", of Huron, South
<br />Dakota, its successors or assigns, a gas utility easement for the installation, maintenance and operation of a natural
<br />gas pipeline along with all appurtenances thereto over, under, upon and through the following described lands
<br />situated in the county of Hall, the state of Nebraska, to wit:
<br />A 10 -foot -wide strip of land located in part of the Northwest Quarter (NW1/4) of Section Two
<br />(2), Township Eleven North (T11 N), Range Ten West (R10W) of the 6th Principal Meridian, Hall
<br />County, Nebraska, as illustrated in attached Exhibit "A", and more particularly described as
<br />follows:
<br />Commencing at the West Quarter (W114) Corner of said section; thence N89°58'24"W along
<br />the South Line of the Northwest Quarter (NW114), a distance of 33.00 feet to the Point of
<br />Beginning; thence N01 °02'12"W, parallel with the West Line of the Northwest Quarter (NW1/4),
<br />a distance of 10.00 feet; thence S89°58'24"E, a distance of 1,216.74 feet; thence N00°45'39"W,
<br />a distance of 2,177.55 feet to a Point on the Permanent Easement as recorded in Instrument
<br />No. 201607890 and filed November 23, 2016; thence N36°07'42"E along said easement line, a
<br />distance of 16.66 feet; thence S00°45'28"E, a distance of 953.31 feet to the Northwest Corner
<br />of existing Northwest Avenue right of way; thence S00°46'04"E along the West right-of-way
<br />line of said Northwest Avenue, a distance of 416.00 feet; thence S00°45'38"E along said West
<br />right-of-way line, a distance of 831.70 feet to a Point on said South Line of the Northwest
<br />Quarter (NW1/4) and also being the Northeast Corner of Lot Six (6), Jack Voss Horse County
<br />Club Subdivision; thence N89°59'05"W along said South line, a distance of 1,226.69 feet to
<br />the Point of Beginning. Said strip of land containing 0.782 acres, more or less.
