202007163 <br />SUBDIVISION AGREEMENT <br />CRANE -VIEW SECOND SUBDIVISION <br />THE undersigned, RADER COUNTRYVIEW, LLC, a Nebraska Limited Liability Company, <br />by Michael R. Rader, hereafter called Subdivider, as owner of the following described property, to <br />wit: <br />A tract of land located in the Southeast Quarter of the Northeast Quarter (SE1/4NE1/4) of <br />Section One (1), Township Nine (9) North, Range Ten (10), West of the 6th P.M., Hall County, <br />Nebraska, more particularly described as follows: <br />Commencing at the Southeast corner of the Southeast Quarter of the Northeast Quarter <br />(SE1/4NE1/4) of said Section One (1), thence S89°22'49"W (Assumed Bearing) on the south line <br />of said Southeast Quarter of the Northeast Quarter (SE1/4NE1/4) a distance of Seventy Feet (70') <br />to the west right of way line of U.S. Highway 281; thence N00° 15'45"E on said west right of way <br />line a distance of Twenty-nine and 97/100 feet (29.97') to the northeast corner of Crane View <br />Subdivision and also being the north right of way line of Clarice Street, thence S89°25'57"W on the <br />north line of said Crane View Subdivision and the said north right of way line of Clarice Street, a <br />distance of Two Hundred Twenty-eight Feet (228.00'), extending past the northwest corner of said <br />Crane View Subdivision; thence N00° 16'45"E, parallel with the said west right of way line of U.S. <br />Highway 281 a distance of Two Hundred Twenty feet (220.00'); thence N89°25'57"E parallel with <br />the north line of said Clarice Street and Crane View Subdivision, a distance of Two Hundred <br />Twenty-eight feet (228.00') to the west right of way line of U.S. Highway 281; thence S00° 16'45"W <br />on said west right of way line, a distance of Two Hundred Twenty-eight feet (228.00') to the point <br />of beginning, containing 1.19 acres, more or less <br />Said Subdivider subdivided as a subdivision the above described tract of land outside the corporate <br />limits but within one mile of the Village of Doniphan and hereby submit to the Village Board of <br />Trustees for the Village of Doniphan, a plat for their acceptance and annexation as approved by law, <br />an accurate map and plat of said proposed subdivision to be known as Crane -View Second <br />Subdivision, an addition to the Village of Doniphan, Hall County, Nebraska, designating explicitly <br />the land to be laid out and particularly describing the lot, street and easements belonging to such <br />subdivision. Said plat has been submitted to the Regional Planning Commission of Hall County, <br />Nebraska, acknowledged by such owner, certified as to accuracy of the surveyor by a registered land <br />surveyor, and contains a dedication of the easements to the public utilities. In consideration of final <br />acceptance of the plat of said Crane -View Second Subdivision, the Subdivider, his heirs, assigns and <br />successors hereby consent and agree with the Village of Doniphan, Nebraska, a Municipal <br />Corporation, the following improvements: <br />
