Thelen, <br />herein called the Grantee, the following described real estate <br />(as defined in Neb. Rev. Stat. 76-201): <br />The Northeast Quarter of the Northwest Quarter <br />(NE1/4NW1/4) and Lot Three (3) of Section Three (3), <br />Township Nine (9) North, Range Eleven (11) West of the <br />6th P.M., in Hall County, Nebraska less and except a <br />tract of land more particularly described in Warranty <br />Deed recorded in the Register of Deeds Office in Book <br />135 Page 513. <br />Grantor does hereby covenant with the Grantee and with <br />Grantee's successors and assigns that Grantor is lawfully seized <br />of said premises; that they are free from encumbrance, except <br />easements and restrictions of record; that Grantor has good <br />right and lawful authority to convey the same; and that Grantor <br />warrants and will defend the title to said premises against the <br />lawful claims of all persons whosoever. <br />Dated this P .day of September, 2020. <br />
