DAVIS TRUST, <br />GRANTOR, in consideration of ONE DOLLAR ($1.00) AND OTHER VALUABLE <br />CONSIDERATION conveys to GRANTEE, DANIEL P. DAVIS, the following described real <br />estate (as defined in NEB.REV.STAT. Section 76-201): <br />An undivided one-half (1/2) interest in and to the Southwest Quarter (SW'/) of Section <br />Thirty-six (36), Township Ten (10) North, Range Twelve (12) West of the 6th P.M., Hall <br />County, Nebraska, EXCEPT a tract of land lying in the Southwest Quarter (SW'/) of <br />Section Thirty-six (36), Township Ten (10) North, Range Twelve (12) West of the 6th <br />P.M., being more particularly described as follows: Beginning at the Southwest Corner of <br />said Section 36; thence North along the West line of said Section 36, 144.20 feet; thence <br />South 89 degrees 52'20" East 232.00 feet; thence South 144.20 feet to the South line of <br />Section 36; thence North 89 degrees 52'20" West along the South line of said Section <br />232.00 feet to the point of beginning, said tract containing 0.77 acres, more or less, now <br />known as Lot 1, Davis Subdivision. <br />GRANTOR covenants with GRANTEE that GRANTOR: <br />(1) is lawfully seised of such real estate and that it is free from encumbrances, except <br />easements and restrictions of record, if any; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend title to the real estate against any acts of the GRANTOR. <br />EXECUTED: 3+.t, iy 21 , 2020, <br />STATE OF NEB <br />COUNTY OF <br />) ss. <br />DANIEL P.
