<br />hereinafter referred to as "Grantor" does hereby grant, bargain, sell, convey, confirm and warrant
<br />unto JOSHUAH A. MEININGER and ANGELA M. MEININGER, husband and wife, as joint
<br />tenants with rights of survivorship, whose mailing address is 1108 S Greenwich Street, Grand
<br />Island, NE 68801, hereinafter referred to as "Grantee", the following lands and property, with
<br />all improvements located thereon, lying in the County of Hall, State of Nebraska, to wit:
<br />North Fifty (50) feet of Lot Two (2), Block Two (2) Sothman's Subdivision, in the City of Grand
<br />Island, Hall County, Nebraska.
<br />Being the same property conveyed from Christine M. Meininger, the Grantor(s), to Joshuah A.
<br />Meininger, the Grantee(s), by deed dated 01/16/2014, and recorded 01/23/2014 as Document No.
<br />201400409, in the Office of the County Register of Deeds for Hall County, Nebraska.
<br />LESS AND EXCEPT all oil, gas and minerals, on and under the above described property
<br />owned by Grantor, if any, which are reserved by Grantor.
<br />SUBJECT TO all easements, rights-of-way, protective covenants and mineral reservations of
<br />record, if any.
<br />THIS CONVEYANCE made subject to all easements, and building or use restrictions of record,
<br />including, but not Iimited to, those for public roads and highways, restrictive covenants, utilities,
<br />railroads, and pipelines. The conveyance is also subject to all applicable zoning, ordinances,
<br />statutes, rules, or regulations, as amended.
