202004099 <br />ACTUAL Point of Beginning of Tract 1; thence deflecting right 90°16'43" and <br />running in a northerly direction, a distance of three hundred ninety-two and <br />seventeen hundredths (392.17) feet; thence deflecting left 90°04'11" and running <br />in a westerly direction, a distance of two hundred fifty-seven and fifty-one <br />hundredths (257.51) feet to the point of termination of said Tract 1. <br />TRACT 2 <br />A thirty (30.0) foot wide tract located in part of the North Half (N1/2) of the <br />Southwest Quarter (SW1/4) of Section Twenty -Four (24), Township Eleven (11) <br />North, Range Ten (10) West of the 6th PM in the City of Grand Island, Hall County, <br />Nebraska, the centerline being more particularly described as follows: <br />Commencing at the Northwest corner of Lot Two (2), Bick's Third Subdivision; <br />thence easterly, along the northerly line of said Lot Two (2), a distance of two <br />hundred forty-five and sixty-eight hundredths (245.68) feet to the ACTUAL Point of <br />Beginning of Tract 2; thence northerly and perpendicular to the northerly line of <br />said Lot Two (2), a distance of sixty-eight (68.0) feet to the point of termination of <br />said Tract 2. <br />TRACT 3 <br />A twenty (20.0) foot wide tract located in part of Lot Two (2), Bick's Third <br />Subdivision in the City of Grand Island, Hall County, Nebraska, the centerline <br />being more particularly described as follows: <br />Commencing at the Northwest corner of Lot Two (2), Bick's Third Subdivision; <br />thence easterly, along the northerly line of said Lot Two (2), a distance of one <br />hundred six and ninety-three hundredths (106.93) feet to the ACTUAL Point of <br />Beginning of Tract 3; thence deflecting right 111°10'47" and running in a <br />southwesterly direction, a distance of two hundred ninety-three (293.0) feet to a <br />point of termination on the westerly line of said Lot Two (2). The side lines of the <br />above described tract shall be prolonged or shortened as required to terminate on <br />the boundary of Grantor's property. <br />The above-described easement and right-of-way containing a combined total <br />of .48 acres, more or less as shown on the plat dated 4/30/2020, marked <br />Exhibit "A", attached hereto and incorporated herein by reference, <br />together with the following rights: <br />Grantee shall have unrestricted ingress and egress to the above-described <br />easement and right-of-way for any purpose necessary for the surveying, construction, <br />inspection, maintenance, repair, replacement, relocation, extension, removal, and <br />operation of such public utilities and appurtenances.
