<br />JOHN F. BROWN and JOYCE M. BROWN, Trustees, or their successors in trust, under the JOHN F. BROWN
<br />LIVING TRUST, dated January 5, 2002, and any amendments thereto AND JOYCE M. BROWN and JOHN F.
<br />BROWN. Trustees, or their successors in trust under the JOYCE M. BROWN LIVING TRUST dated January 5,
<br />2002, and any amendments thereto, GRANTORS, in consideration of One Dollar ($1.00) and other consideration
<br />received from JOHNN F. BROWN and JOYCE M. BROWN, husband and wife, GRANTEES, convey to
<br />Grantees, each of their undivided interest in the following described real estate:
<br />Lot 2, Minor Subdivision, as surveyed, platted and recorded in Hall County, Nebraska,
<br />previously described as a tract of land comprising a part of the Northwest Quarter (NW1/4) of
<br />Section Twenty-six (26), Township Eleven (11) North, Range Ten (10) West of the 6th P.M.,
<br />Hall County, Nebraska, and more particularly described as follows: Beginning at a point on
<br />the north line of said Northwest Quarter (NW1/4), said point begin two hundred seventy
<br />(270.0) feet east of the northwest corner of said Northwest Quarter (NW1/4); thence running
<br />easterly along the north line of said Northwest Quarter (NW1/4) a distance of two hundred
<br />seventy (270.0) feet; thence running southerly, and parallel to the west line of said Northwest
<br />Quarter (NW1/4), a distance of three hundred twenty three (323.0) feet; thence running
<br />westerly and parallel to the north line of said Northwest Quarter (NW1/4) a distance of two
<br />hundred seventy (270.0) feet; thence running northerly and parallel to the west line of said
<br />Northwest Quarter (NW1/4) a distance of three hundred twenty three (323.0) feet to the point
<br />of beginning and containing 2.00 acres, more or less, located in Hall County, Nebraska.
<br />GRANTORS covenant, jointly and severally (if more than one), with GRANTEES that GRANTORS are lawfully
<br />seized of such real estate and that it is free from encumbrances, except those of record; has legal power and lawful
<br />authority to convey the same; and warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
