KNOW ALL MEN BY THESE PRESENTS, That Husker Sales and Distributing, Inc., A Nebraska
<br />Corporation, a corporation organized and existing under and by virtue of the laws of the State of
<br />Nebraska
<br />in consideration of Forty-Five Thousand and No /100ths Dollars ($45,000.00)
<br />received from grantees, does grant, bargin, sell convey and confirm unto
<br />J. O. Enterprises, Inc., A Nebraska Corporation herein called the grantee whether one or more,
<br />the following described real property in Hall County, Nebraska:
<br />Fractional Lot Two (2), Block Six (6), in Kernohan and decker's Addition to the City of Grand Island, Hall
<br />County, Nebraska, and the north half of the vacated alley adjacent to the south line of said Lot Two (2) vacated by
<br />Ordinance No. 5070 recorded in Book 22, Page 306 in the office of the Register of Deeds of Hall County,
<br />Nebraska.
<br />To Have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the grantee and to grantee's heirs and assigns forever.
<br />And the grantor for itself and its successors does hereby covenant with the grantee and with grantee's
<br />heirs and assigns that grantor is lawfully seised of said premises; that they are free from encumbrance
<br />Except Easements and Restriction of Record
<br />that grantor has good right and lawful authority to convey the same; and that grantor warrants and will defend the
<br />title to said premises against the lawful claims of all persons whosoever.
