<br />GC Mini Storage, LLC, a Nebraska limited liability company (the "Grantor"), whose
<br />mailing address is P.O. Box 191, Ord, NE 68862, for and in consideration of Seventy Five
<br />Thousand Dollars ($75,000.00) in hand paid, hereby grants to Mountain Tower & Land, LLC, a
<br />Colorado limited liability company, or its Designee, (the "Grantee") whose mailing address is
<br />1224 W. Platte Avenue, Fort Morgan, CO 80701, a Permanent Easement, Access Easement &
<br />Utility Easement, (together the "Easement") for the construction and operation of a
<br />telecommunications tower and related facilities (the "Improvements") together with ingress and
<br />egress and installation, construction, repair, replacement, operation and maintenance of
<br />telecommunications communication lines, together with the necessary or convenient wires,
<br />manholes, conduits, fixtures, appliances, protective wires and devices in connection with a fiber
<br />optic system over, under and across the following real property, owned by Grantor, in Hall
<br />County, Nebraska, to wit:

<br />A parcel of land located in the Northwest Quarter (NW1/4) of Section One (1), Township Eleven
<br />(11) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, being described as
<br />follows: Referring to the Southwest corner of the Northwest Quarter of Section 1; thence
<br />N01 °32' 11 "W (Assumed Bearing) on the West line of said Northwest Quarter, a distance of
<br />441.14 feet to the Westerly extension of the North line of a parcel of land described and recorded
<br />in Instrument Number 84004890; thence N89°07'25"E on said Westerly extension, a distance of
<br />33.08 feet to the Northwest corner of said parcel; thence continuing N89°07'25"E on said North
<br />line, a distance of 129.92 feet; thence S01 °32' 11 "E on the West line of said parcel, a distance of
<br />250.87 feet to the point of beginning; thence N89°04'26"E, a distance of 100.00 feet; thence
