<br />QUIT CLAIM DEED
<br />THIS QUIT CLAIM DEED, made on December 6, 2019, by JAMES MARVIN KLUCK
<br />a/k/a JAMES M. KLUCK and DONNA CARLEEN KLUCK a/k/a DONNA C. KLUCK,
<br />husband and wife, whose address is 11750 GOOMBAY COURT, VENICE, FL 34292,
<br />hereinafter called "Grantor", and THE KLUCK FAMILY TRUST dated the 6th day of
<br />December, 2019, JAMES MARVIN KLUCK and DONNA CARLEEN KLUCK, Trustees,
<br />whose address is 11750 GOOMBAY COURT, VENICE, FL 34292, hereinafter called "Grantee",
<br />(Wherever used herein the terms "grantor" and "grantee" include all the parties to this instrument and the
<br />heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations.)
<br />WITNESSETH, That the Grantor, for and in consideration of the sum of Ten Dollars
<br />($10.00) and other valuable consideration, receipt whereof is hereby acknowledged hereby remise,
<br />release and quitclaim unto the Grantee forever, all the right, title, interest, claim and demand which
<br />Grantor has in the following described lot, piece or parcel of land, situated, lying and being in the
<br />County of HALL, State of NEBRASKA, viz:
<br />LOT FIFTEEN (15) in Westgate Subdivision, Grand Island, Hall County, Nebraska.
<br />Commonly known as 604 Gold Road, Grand Island, NE 68801.
<br />Subject to easements, covenants, conditions, restrictions, reservations of record, if any, applicable zoning
<br />regulations and ordinances, and taxes for the current and subsequent years.
<br />TO HAVE AND TO HOLD the same together with all and singular the tenements,
<br />hereditaments, and appurtenances thereunto belonging or in anywise appertaining, and all the estate,
<br />right, title, interest, lien, equity and claim whatsoever of the Grantor, either in law or equity, to the
<br />only proper use, benefit and behoof of said Grantee forever.
<br />This Deed is being prepared without the benefit of a title search.
<br />JAMES MARVIN KLUCK and DONNA CARLEEN KLUCK, as TRUSTEES, shall
<br />have the independent power and authority to protect, conserve, and to sell, or lease, or to encumber,
<br />or otherwise to manage and dispose of the real property conveyed by this deed. All Successor
<br />TRUSTEES are hereby granted the power to protect, conserve and to sell, or to lease, or to
<br />encumber, or otherwise to manage and dispose of the real property described in this deed.
