Public walks <br />Exterior maintenance shall not include: <br />a. Repair, replacement and care of glass surface, private walks, <br />driveways or concrete patios. <br />b. Repair, replacement of doors and garage doors <br />c. Mechanical garage door openers or any mechanical equipment such <br />as air conditioning condensers, and related appliances and equipment <br />d. Private fences <br />e. Exterior decks <br />f. Pruning, removal or replacement of trees and shrubs; except as <br />provided in Section 2 hereof. <br />g. <br />Replacement, repair and maintenance of roofs, gutters and down <br />spouts and exterior doors shall be the responsibility of the individual <br />homeowner, however, the Association shall (thru the Architectural <br />Committee) approve the type, shape and color etc. of material and all <br />other aspects of the replacement so that it will remain complimentary <br />to the remaining units. <br />In the event that the need for maintenance or repair is caused through the willful or <br />negligent act of the Owner, his or her family, guest, or invitees, the cost of such <br />maintenance or repairs shall be added to and become a part of the regular <br />assessments to which such Lot is subject. <br />The Association is specifically authorized hereunder to contract with any professional <br />management company to furnish professional management of the Properties, and to <br />provide said exterior maintenance as set forth herein. <br />The Association may, upon request from and with the written consent of the <br />individual lot owner, contract to have various maintenance items performed for the <br />benefit of the lot owner. It is expressly understood that the Association will expect <br />prompt payment of fees for the service performed, and that any liability resulting <br />from the performance thereof shall be solely the responsibility of the lot owner and <br />not the Association. <br />PauP S of 1 L! <br />
