<br />THIS COMMITMENT DOES NOT REPUBLISH ANY COVENANT, CONDITION, RESTRICTION, OR LIMITATION CONTAINED IN ANY
<br />DOCUMENT REFERRED TO IN THIS COMMITMENT TO THE EXTENT THAT THE SPECIFIC COVENANT, CONDITION, RESTRICTION, OR
<br />LIMITATION VIOLATES STATE OR FEDERAL LAW BASED ON RACE, COLOR, RELIGION, SEX, SEXUAL ORIENTATION, GENDER IDENTITY,
<br />HANDICAP, FAMILIAL STATUS, OR NATIONAL ORIGIN.
<br />The Policy will not insure against loss or damage resulting from the terms and provisions of any lease or easement identified in Schedule A, and will
<br />include the following Exceptions unless cleared to the satisfaction of the Company:
<br />1. Any defect, lien, encumbrance, adverse claim, or other matter that appears for the first time in the Public Records or is created, attaches, or is
<br />disclosed between the Commitment Date and the date on which all of the Schedule B, Part I -Requirements are met. •
<br />Standard Exceptions
<br />2. (a) Rights or claims of parties in possession not shown by the public records.
<br />(b) Easements, or claims of easements, not shown by the public records.
<br />(c) Encroachments, overlaps, boundary line disputes, or other matters which would be disclosed by an accurate survey.
<br />(d) Any lien, or right to a lien, for services, labor or material heretofore, or hereafter furnished, imposed by law and not shown by the public
<br />records.
<br />Special Exceptions
<br />3. Taxes or special assessments which are not shown as existing liens by the public record.
<br />4. Taxes for the year of 2017 and all prior years inclusive are shown as Paid. Taxes for the year of 2018 are $0.00, Paid. (Informational Only - Tax

<br />5. Taxes are not yet due and payable for the year 2019 and subsequent years. Special taxes now assessed or levied, but payable in future
<br />installments: NONE.
<br />6. Attention is directed to the fact that this commitment does not insure as to the personal property and/or personal property taxes
<br />which are assessed prior or subsequent to this date against the proposed insured premises as shown in Sections 77-102 thru 77-127
<br />of the Legislature of Nebraska.
<br />7. Subject to Easements as shown and dedicated on the plat of Platte Valley Industrial Park Third Subdivision.
<br />8. Agreement for Restrictive Covenants executed by Judith K. Poland and Robert K. Poland, wife and husband to Grand Island Area

<br />9. Subdivision Agreement for Platte Valley Industrial Park Third Subdivision filed March 26, 2001 In the Register of Deeds Office as
<br />Document No. 200102431.
<br />10. The exceptions above for covenants omit any covenant, condition or restrictions based on race, color, religion, sex, handicap,
<br />familial status or national origin as provided in 42 U.S.C. 3604, unless and only to the extent that the covenant (a) is not in violation of
<br />state or federal law, (b) is exempt under 42 U.S.C. 3607, or (c) relates to a handicap, but does not discriminate against handicapped
<br />people.
