<br />Section 1. Daeorjotion.
<br />Theme are the By -Lawn of Pinswaod Omenre Association, Inc.. a Nebraska Hon -Profit Corporation,
<br />with its regietereii offices at 3004 South Olaine, Grand Island, Nebraska SsWI. These are also the
<br />By -Law of P1iMOoo Coidosiniun Property Regime iii. a Nebraske Condominium Property Region.
<br />Section 2. Seal.
<br />The corporate esal Shall bear the name of the corporation and the word* "Grand island. Nebraska.
<br />Corporate Ssal."
<br />Mice A. Membership.
<br />The corporation has bean orsanized to provide a leans of management for Pi wwood CaWasinia
<br />Property Regime locoW in Brentwood Third Subdivision in Grand Island, Hall County, Nebraska.
<br />Membership in the Association 1s automatically granted and restricted to record owners of suits@ in
<br />said Condaminia. The voles on behalf of a suite shall be in person by the record holder thereof, or
<br />by proxy executed, by the parson named in a certificate signed by all of the ownsrs of the suite and
<br />filed with the Secretary of the Association. Title to suites may be taken in the nams of an
<br />individual or in the names of two or more persons. as tenants in common or as tenants by the entirety,
<br />or in the nams of a corporation or partnership, or in the name of a fiduciary.
<br />The proporty described in Article II of the Master Deed as located in Grand Island. Hall County,
<br />Nebraska, has been submitted to the provisions of Nebraska Revised statute Sections 76 -801 through 76-
<br />ORS (Reiasus 1560) known as the "Condominium Property Act" by the Master Deed recorded simultaneously
<br />herewith in the Office of the Aegiater of Deeds of Hall County, Nebraska, and any and all future
<br />condominia property regime hereinafter created by Master Des, from within So sit!. Third Subdivision
<br />shall hereinafter be rvferrod to am the "Candominia ".
<br />All prevent and future owners, mort9a9mes, leseems and occupants of oor"aminia suites and their
<br />employeas, and any other persons who way use the facilities of the Regime in any owner are subject
<br />to these BY -Laws, the Master 09e4 and the Rules and Regulations.
<br />The acceptance of a deed or conveyance or the entering into of a lease or the act of occupancy
<br />of a aortdominia sits anal constitute an agreement that these By -Laws, the Rules and Regulations, and
<br />the provisions of the Nestor Deed, as they may be amended Eros time to tie, are aaceptod, ratitied,
<br />and will be complied with.
<br />ARTICLE II. SUITE OWNERS
<br />Upon December 91, 1893, or as soon as the Developer, Park Oardens Development. InC., shall
<br />relinquish control of the Board of Administrators. whichever shalt first occur, the first annual
<br />meeting of the Association shall be hold.
<br />At such meeting, the original Board of Administrators shall resign as officers, and all the
<br />members including the Developer shall elect a new Board of Administrators. Thereafter, the annual
<br />meetings of the Association shall be held on the 30th day of April of each succeeding year, unless
<br />such date shall occur on a Saturday, Sunday, or holiday, in which event the meeting shall be held on
<br />the succeeding business day. At such seating@, the Board of Administrators shall be elected by ballot
<br />of the members in accordance with the requirements of Section 4 of Article III of theme By -Laws. So
<br />long as the Developer shall own one or more of the suites, the Developer shall be entitled to elect
<br />at least one member of the Board of Administrators who shell serve for a term of ores year. The
<br />Association say transact such other business at such meetings as may properly come before it.
<br />Special meetings of the Association members may be called by the President or Vice President
<br />or by a majority of the Surd of Administrators and must be called upon receipt of written request
<br />j from members holding a majority of the total basic value of the Condaminia using the values set forth
<br />in the Master Deeds. Notice of a special resting shall state the tip and place of such mawting and

<br />Meetings of the Association members WhaIt be held at the registered office of the Corporation
<br />or at such other suitable place ccnventant ft the members as say be designated by the board of
<br />Administrators.
<br />Boatman 4. Notice of Mastinom.
<br />It shall be the duty of the Secretary to mail a written notice of each annual cw special
<br />westing of the Association at least ten (10) but not more than thirty (30) days prior to suck- +meting,
<br />stating the agenda as well as the time and place where it is to be held, to each owner of record, at
<br />their suite address or at such other address so much owner sha11 have designated by notice in writing
<br />L to the Secretary. The smiling of a notice of meeting in the manner provided by this Section WWII be
<br />considered service of notice.
<br />The order of business at all meetings of the Association shall be as follows:
