Hellbusch Revocable Trust, also known as Alice L. Hellbusch, Trustee of <br />the Alice L. Hellbusch Revocable Trust, Grantor, in consideration of withdrawal of trust <br />property, conveys to Grantee, Alice L. Hellbusch, the following described real estate (as <br />defined in NEB. REV. STAT. § 76-201): <br />Lot Nineteen (19), Block Two (2), West Bel -Air Subdivision, City of Grand <br />Island, County of Hall, State of Nebraska (also described as Lot Nineteen <br />(19), Block Two (2), in West Bel Air Addition to the City of Grand Island, Hall <br />County, Nebraska). <br />The Alice L. Hellbusch Revocable Trust (herein "Trust"), is a revocable trust created <br />by The Alice L. Hellbusch Revocable Trust entered into on June 24, 2003 by and between <br />Alice L. Hellbusch, as Grantor (now "Settlor"), and Alice L. Hellbusch, as Trustee (herein <br />"Trust Agreement") states: (a) that said Trust Agreement has not been revoked, amended <br />or restated prior to the date of this deed; (b) the Trust Agreement is still in full force and <br />effect; and (c) that the undersigned Trustee has the power and authority to convey the <br />Trustee's interest in the real estate being conveyed hereby. <br />Grantor, being the owner of the above described real estate, covenants with <br />Grantee that Grantor: (1) is lawfully seised of such real estate and that it is free from <br />encumbrances subject to easements and restrictions of record; (2) has legal power and <br />lawful authority to convey the same; and (3) warrants, as trustee of the Trust, and will <br />defend title to the real estate against the lawful claims of all persons. <br />Executed this 28th day of August, 2019. <br />Alice .
